Unless you can buy your property cash, you will probably need to borrow some money.  The amount of money available to you through loans, and the repayment terms will be heavily weighed by your credit worthiness. 

Investors buying investment property are usually asked by Lenders to have a higher score than the first-time home-buyer because very often, their debt to income ratio is higher, or their risk is higher. 

There are many Lenders and private investors who offer varying terms that are linked to your credit score or to the value of the property under contract for purchase. 

Regardless of the financing route, most investors aim to use as little out of pocket cash to leverage the purchase.

If the property is for income purposes, then in addition to the purchase terms,  other calculations and due dilligence research is necessary to ensure your cash on cash return is profitable.
